iWS Group secures 45 Millharbour project
• iWS Group, part of the Front3 Group, to work on construction of 45 Millharbour, a new mixed use build in Isle of Dogs
• 138 residential units and offices/retail over 140,000 sq. ft and thirteen floors
iWS Group has been appointed as construction manager to procure and manage the basement construction, piling and concrete works at 45 Millharbour, Isle of Dogs. The project is worth £30-40m in construction costs.

A fully integrated solution, iWS Group, will manage the construction over a 48 week period, whilst Clarson Goff Management (CGM), also part of the Front3 Group, will act as project manager, employer’s agent and CDM Service provider on the project. Jackson Rowe, leading chartered quantity surveyors and also part of the Front3 Group, will act as cost consultants on the project.

The project will include 138 apartments over 13 floors, totalling approximately 13,221 sq. m. (over 140,000 sq. ft.) of residential accommodation. Commercial space available on the ground floor provides the building with a further 805 sq. m. (8,665 sq. ft.)
All affordable apartments and most private apartments have private balconies and there will be a public amenity space running on the ground floor between Millharbour Road and the dock. The design is in compliance with the requirements of the London Plan, BREEAM & Code for Sustainable Homes.

Keith Taylor, Managing Director of iWS Group, comments: “I am delighted that iWS is taking on the construction management at 45 Millharbour and we are working closely with the design team to finalise the full tender. To be completed with the help of specialist package contractors, this will be a prime example of the benefits of using a fully integrated construction and project management solution in development projects.”

45 Millharbour sits within a central location in Isle of Dogs within a 20 hectare zone designated by London Borough of Tower Hamlets as the Millennium Quarter. The Millennium Quarter was planned in the year 2000 as part of the strategic centre of the Borough, to help bring significant economic, social and environmental benefits to East London.

Keith adds: “The proximity of the site to the River Thames, excellent transport links and enriching trade history make this is a prime opportunity for the development of a brand new community, which will also present numerous business benefits to the development team.”
