Cheshire-based commercial developer Nicholas Ratcliffe has teamed up with his sons Thomas and Charles to form The Ratcliffe Property Group.
The property development and investment business will operate in both the residential and commercial sectors – utilising in-house experience and industry experts to bid for high profile projects across the North-West of England.
Under the guidance of consultant Paul Burgess, the family is pulling in the existing expertise of Jarvis Commercial and the residential aptitude of Harvey Homes, under the Ratcliffe umbrella.
Maximising the mechanics of both businesses, The Ratcliffe Property group will specialise in valuable and innovative mixed-use schemes across the region, with the group is currently looking at several high-profile regeneration schemes within Greater Manchester.
Launched January of this year, Jarvis Commercial is set to be an industry disrupter within the commercial and mixed-use real estate sector using a ‘hub’ model for homes and retail. Nicholas and Paul have a vast amount of experience in both retail and hospitality sector in the UK. Jarvis has teamed up with Artisan Luxure, a Dubai based event organisation with a difference and who are jointly looking at a number of town centre redevelopments together with Harvey Homes.
Sister company Harvey Homes – founded in 2017 – focuses on high-spec, residential builds for families. Harvey Homes is currently building 30 houses in Swan Green, Lower Peover, Knutsford. The development is due to be completed later this summer.
The Ratcliffe Property Group is also bringing RPG Strategic Land into the fold, an arm that reflects the Ratcliffe family’s desire to control land acquisition and planning, ahead of development. RPG Strategic Land is currently run under the guidance of Richard Moffat, planning director of LSH Manchester office.
This arm of The Ratcliffe Property Group will look to enter into promotional agreements with landowners and agents to promote land for residential use. RPG Strategic Land covers all costs and obtains a return on sharing the up lift in value.

Turning The Ratcliffe Property Group model into a vision; Harvey Homes, Swan Green site was acquired by the family in 1990, outline consent was granted in 2015 and full consent to build was obtained in 2018. Today it has a GDV (gross development value) of £15 million.
