Ten Reasons to Live Here

Ten Reasons to Live Here

House-builders Kebbell recently obtained planning approval for a further 107 homes on phase five of Cornelian Fields, in the coastal community of Middle Deepdale, situated three miles south of Scarborough in North Yorkshire. The fifth phase build and infrastructure are valued at £15.25m for 116,000 sq. ft of new homes. In the meanwhile, nearly 50% of the homes on the fourth phase (106 homes) of Cornelian Fields have been snapped up in less than a year and many homes are being bought off plan, as demand continues to outstrip supply.

Here are ten reasons why Cornelian Fields is proving to be so popular.

  1. Widely regarded as the highest quality build in its class in the area, the unique collection of homes currently available in phase four vary from £289,950 for a 960 sq. ft 3 bedroom house to £284,950 for a 1,212 sq. ft four-bedroom detached house. These prices reflect the lower living costs generally in the area so that buyers are able to purchase more house for their money in comparison to other regions.
  • Country and coast living – From 110 miles of footpaths offering amazing views on the Cleveland Way National Trail, to exploring castles or visiting nestled away coves and fishing villages, the area around Cornelian Fields has it all. It is within striking distance of the North Riding ancient forest and the North Yorkshire Moors giving plenty of opportunity for outdoor adventures and cycle routes.
  • Remote yet stunning beaches – For those of us who like splashing in the shallows, building sandcastles, or lazing in a deck chair, there are two beaches within walking distance of Cornelian Fields; Cayton Bay beach is a sandy beach with dramatic cliffs and Cornelian Bay is a rocky beach, perfect for secret rock pooling. Surfing, sailing and sea fishing are also must-dos.
  • Superior specification comes as standard and there are no hidden extras. Built-in bedroom wardrobes, underfloor heating, well-sized landscaped rear gardens and extensive storage come as standard. The contemporary kitchens come with integrated appliances and downlights. Ultra-fast broadband is accessible so homeowners can work from home or enjoy live streaming. Parking is also easy throughout the development.
  • There are several schemes available to assist in purchasing including Help to Buy, Armed Forces Help to Buy and Part Exchange.
  • Homes for everyone – These contemporary homes offer a comfortable lifestyle for first time buyers, expanding families and those downsizing alike. In addition, Jazz Court Care Home is a residential care home within the development which offers apartments and flats and care options if required.
  • New vibrant, bustling and friendly community. Neighbours and friends on the Cornelian Fields WhatsApp group look out for each other and have been known to meet on the close to have a glass of bubbly together to celebrate each other’s birthdays! On New Year’s Day homebuyers who may be considering a move to Cornelian Fields are invited for a glass of Prosecco and a chat with the Kebbell team and residents to find out more about the community and hear from people who already live there.
  • Local amenities include a newly opened primary school of around 400 students, a lovely play park, café and hairdresser. The nearest shop is around a seven to ten minute walk and the nearest secondary school is also only a ten minute walk away.
  • The seaside town of Scarborough is three miles to the north, and boasts amenities such as the open-air theatre, a cinema, fine-dining restaurants, a flourishing café culture, and food and drink festivals. There are ample activities for children, like visiting Scarborough Castle and the Sea Life Sanctuary, water sports and seafront ice cream parlours.
  1. Easy accessibility. There are new, good bus routes to Scarborough, the train station and the hospital directly from Cornelian Fields. Seamer railway station is only 10 minutes’ drive away and has plenty of parking, with a journey to York taking 45 minutes leading to an excellent network to the rest of the country.

On New Year’s Day (12:00-16:00) local residents and anyone considering a move to Cornelian Fields can drop by at the sales office to enjoy a glass of Prosecco and a chat with the Kebbell team and people who live at the development. It’s a chance to find out more about the community and hear from people who already live there. Visitors will also be able to have a look at the show homes and can book appointments for full viewings for later in the week.
