Large-scale Smith + Kennedy projects mean big things for Dublin

Two exciting and unique new projects are under way for RSK company Smith + Kennedy Architects, both of which are set to make big impacts on the city of Dublin.

Construction has already started on an 11-storey office building in the heart of Dublin city for client Esprit, for whom Smith + Kennedy completed the award-winning Waterways House some years ago.

Piling started some months ago for the building, which will span over the main railway viaduct, and a main contractor has now been appointed to carry out the principal works. Construction is due for completion in early 2024.

Meanwhile, Smith + Kennedy has also received planning permission for a high-end scheme of apartments in north Dublin, designed around a winter-garden courtyard, which will have an ethylene tetrafluoroethylene (ETFE) roof to protect it from rain and enable it to be used all year round. It is hoped construction will start later this year on the 131 apartments, which will be situated in the northern Dublin suburb of Clontarf.

Joe Kennedy, Managing Director of Smith + Kennedy, said, “Despite fears last year, Dublin remains a resilient market for commercial and residential projects. We are excited to see construction starting on our Townsend Street project, which will be a new landmark in the city. Challenging engineering and architectural aspects of the complex design have been met through constructive collaboration, something Smith + Kennedy Architects has been an exponent of in many jurisdictions.

“We are also glad to have received planning permission for the Redcourt Apartment scheme with its unique courtyard,” he added. “Pending a cooling-off period in the event of a judicial review, we expect to be taking this to construction stage throughout 2022.”
